I posted this case study on my Facebook page last week. These loans are key to my portfolio growth. We’ve recently made the following changes to our program:
- New maximum LTV is 80%
- Interest rates for larger loans have been reduced
- We now allow short term rental (AirBnB) and vacation rental (VRBO) cash flow streams

Property Cashflow (NOT personal income) qualifies
Not on my credit report
No loan limits
The best thing about this house is I now have nothing in the deal. Here ya go:
Bought in 2018 for $140,000 on the MLS
Spent $30k fixing it up
Refinanced in 2018 for $120k (leased for $1,95/mo and appraised at $184,500 at closing) (3% in closing costs)
Net cashflow in three years was $-13,266.84 (Originally I had $50k out of pocket)
Just deposited $43,971.45 after refinance (Paid 5% in closing costs to buy down rate)
Cash position is now +$30,704.61 (return infinite)
Now rents for $1,625 and just appraised for $232,000
Deprecation is still running
Appreciation is still running
We have responsible leverage (including taxes, and insurance) that is covered by the rent by 125%.
